Step 2: Location, Location,
Location.
Let's be very clear here.
Location is important. Very important.
You don't want to be far from the parks and waste precious vacation time
each day coming and going.
On the other hand there is much more to location than simple distance.
Some of the developments are not aging well. Some are downright ugly.
Thousand
Oaks is a beautiful secluded community of mixed residential and vacation
homes surrounded by nature just south of Disney World.
A perfect safe and serene location: just 5 short minutes to all the
action, but away from the hustle and bustle.
Supermarkets, pharmacies, restaurants & gas stations are just minutes
away.
The large lots will give you the peace and privacy of the beautiful
woodlands with a multitude of very old majestic oaks set around a beautiful
40 acre natural lake. No dust, trucks and construction noise here! No
6 am "serenades" by yelling, hammers, nail guns and loud radios!

Step 3: The Villas
Our villas are regular family ["detached"] houses.
These three diamond villas have just been refitted. New paint, new tile
& carpet throughout, new appliances and all new furnishings. Just
gorgeous. Unlike others, all maintenance and cleaning are handled by
our own staff.

| All have an attached spa [hot tub] at no extra charge. |  |
We select villas for our "fleet" in groups so as to be interchangeable. Then, if something unforeseen were to happen, we are able to seamlessly substitute another villa having the same features and amenities.
That's
a great comfort.

Fully furnished,
fully equipped with a full-sized kitchen, full-sized washer dryer and
every knife, fork, spoon, pot, pan, towel and linen you are likely to
need. Even pool toys.

We have 3, 4, 5, 6 and 7 bedroom homes.
4 bedroom homes are the "standard" and are the most common and best value for money.
Most villas also has a queen sized sleep sofa.
3, 4 &
most 5 bedroom villas are one level ranch style.
Some 5 and all 6 and 7 bedroom homes use a two level
floor plan. Guests with mobility issues - please tell
us when requesting an offer.

Step 5: What time is best for you?
You probably have a time in mind – but
if you are still in the planning stage and have some flexibility you
might want to consider the following:
- Weather.
Generally always wonderful, still some times suit some people better
than others. Click

- Crowds.
Most people will be visiting the parks and by clicking
here you can see how busy the parks will be for certain times
of the year.
- Rates.
Our rental strategies are a little different to our competitors. We
publish our rates up front. Everything included even taxes.
One price full inclusive.
We are pretty much full year round so our season variations in rental rates ["surcharges"] are smaller than others companies. Still, there are seasonal price differences to consider. More on that a little later.
- Check-in time is after 4.00 pm on the first day.
- Check-out is before 10.00 am on the last day.
Why these times?
We are nearly always full. [We must be doing something right!]
Most likely your villa will be enjoyed by other guests before and after your visit.
So our hard working professional cleaning, maintenance and inspection teams will have from 11.00 am to 4.00 pm to make your villa new again.

Step
6: How much is it going to cost?
- A guide to our rental rates
Families
can pay as low as $13.00 per person per night.
Four things affect the price you will be offered:
- how many nights
- time of year [seasonal prices]
- number of bedrooms, and
- how many villas are left.

1. The number of nights:
Longer stays cost less per day than short stays.
The best value is a stay of 7 days or longer.
We assess
a modest "short stay surcharge" for shorter stays.

2. Number of bedrooms:
We have 3, 4, 5, 6 and 7 bedroom villa homes.
As you
would expect villas with more bedrooms cost more.
7 and 6 bedroom villas cost a little more proportionately than 5 and
4 bedroom homes because they have so much more living space and are
usually of a two story design.

Our surcharges are lower than many of our competitors because we keep full year round and don't have to make a year's worth of money in a short peak season.

How many villas are left.
[or in other words, our vacancy rate]
We are growing all the time.
Prices
are adjusted slightly [up and down] depending on how full we are. We
aim to have our villas full all the time. And we run special offers
like this one. These are so popular that we tend to fill rapidly.
When you request an offer, our reservation system will automatically take into account the number of days, the season, the size of the villa, our vacancy rate, and of course in this case the whopping discounts of this special offers.
That's why it's important to book early.

The first step: Get an offer
When you
are ready to get an offer, just click on "Get

how many people in your group and your first and last dates.
Remember, your rental contract will run from 4.00 pm on the first day
to 11.00 am on the last day. So your last date is the day you
are leaving.
If you not sure of the dates yet, no problem.
Just take and guess and we'll get started.
Often flights are not available this far in advance. No problem as we said. We never charge for reasonable changes so go ahead and make your best guess and lock in your villa rental savings. Then when you have the best flight organised, let us know and we will match your dates at no charge.

Fast! Usually within an hour - often quicker - you will receive an emailed detailed offer.
The offer is clear, unambiguous and contains absolutely no hidden charges or underhand "wriggle clauses" Even taxes are included.
